On the tenant's application form request details of the last three years' residences, date of birth, national insurance number and next of kin details. If there is more than one tenant then ask for the same details for each of them
Make sure you have a photographic form of identity, for example, a copy of a driving licence or passport.
Always use a tenant credit referencing service and consider adding on rent guarantee and legal expenses insurance.
Request a copy or a chance to see the tenant's last three to six months bank statements.
Use an inventory company to check the property with the tenant before handing over the keys.
Request at least 6 weeks rent as a deposit as this will avoid the scenario where they may not pay the last month's rent and could have damaged the property.
Make sure the deposit is lodged in a recognised tenancy deposit scheme.
Organise specialist building's insurance which will cover the property even if it is unoccupied for up to, in some cases, 90 days.
