A warrant of execution (Bailiff) is a method of enforcement which authorises the certificated bailiff to sell sufficient goods of a tenant to pay for the debt that he is instructed to enforce together with his fees for doing so. If your tenants offer to repay the debt, for example by installments they can stop this happening by filling in form N245 at the local County Court. The warrant will be suspended as long as they keep up to date with the agreed payments.

A letting agent can also issue a warrant of execution and the court will then set a date for the tenant to vacate the property.
This can be a long drawn out process but some courts offer an accelerated version.
