We have compiled a list of 10 useful tips to help you when renting a property whether you are doing this for the first time or are a seasoned tenant.
1. Always get a written receipt for your deposit, and ensure that the money is put in a tenancy deposit protection scheme.
2. The inventory for the property must be detailed and only sign it if you are in agreement with the landlord. It is vital to be present at both the check-in and the check-out.
3. Make sure you have sight of a copy of the Gas Safety Certificate before you start the tenancy. DO NOT move in if there is not a Gas Safety Certificate as the landlord will be acting illegally, and you could be putting the lives of yourself and your family at risk.
4. If the landlord has agreed to carry out certain repairs, make sure you list these in writing and agree completion dates for the works. Agree with the landlord that you can do the work yourself and deduct the cost from future rent if the deadlines are substantially broken.
5. Make a note of the readings for gas, electric and water meters when you move in and out of the property.
6. If you have pets, make sure you obtain written permission from the landlord. It is quite normal for the landlord to require another 2 weeks deposit from you to cover damage to the property.
7. Always make sure the landlord is using an Assured Shorthold Tenancy agreement (AST) that has a 'PLAIN ENGLISH' Crystal mark. This will mean that the agreement is written in a way you can understand.
8. Don't forget to take out your own insurance to cover your belongings against theft and damage.
9. DON'T stop paying the rent even if something does go wrong.
10. NEVER let the property out yourself.
